Who manages the hotel and what are their responsibilities?
The Lexus will be managed by a professional management team. This operator will not only manage the hotel's rental program, but also market the units, take reservations, operate the front desk, maintain the property and provide the services hotel guests expect, such as housekeeping, food and beverage, and concierge.
How is the hotel rental program managed?
All unit owners in the rental pool will receive an equal rental income based upon the per square meter area of their unit. Thus fairness is assured. All unit owners will earn the same amount per square meter regardless of actual unit usage. This makes a Lexus Hotel Condo a profitable, transparent and fair investment especially for foreigners and overseas-based Filipinos.
How is the revenue split between the unit owner and the hotel?
The revenue is split 60-40 between the owners and management after expenses.
How often does the unit owner get paid?
A quarterly financial statement detailing the rental program operations receipts and expenses and rental dividends, with accompanying payment will be issued to the unit owners.
